Investors often face difficult situations when purchasing their investment properties of removing, nonpaying tenants.  These situations can often turn very difficult and time consuming. Our company can help you with these eviction scenarios.  Our company is a property management firm that is offering this service as a stand alone product line. 

In today's global economy, many owner's are not available to carry out the eviction process, and this is where our product is a solid fit for the owner's objectives. We will handle the eviction as their designated representative with a limited power agreement to handle the eviction on their behalf.

Our firm is familiar in these proceeding for the Houston and Dallas area, as we have property management services in both cities. We would be willing to handle these proceedings, and alleviate you of these time consuming proceedings.

Our services will include:
  • Client Consultation to obtain all evidentiary proof and keys if necessary
  • Contact the tenant to inform them that a eviction proceeding will be file
  • Post the Notice To Vacate
  • File the Case with the appropriate Justice of the Peace Court
  • Attend the Eviction Hearing and present the owner's case
  • If the eviction hearing is reset, we will attend this hearing
  • If the tenant appeals the case, then we will attend the appeal if needed.
  • File the Writ of Possession with the constable
  • Be present with constable and warehousemen to enter the property
  • Rekey the property after the constables have entered the property
  • Send owner the keys as well as photos of the property via electronic album
FEE:  $750 ( plus the cost of the locksmith charges to rekey the locks).

NOTE 1: Our $750 fee is taken up front, and if you do not cancel within 3 days, then the fee will not be refundable due to cost and time being spent. The only addition cost that is charged to the client would be the cost of the locksmith and postage. These cost will be sent as a invoice after the job is done. We will only return the keys after all accounts are settled.

NOTE 2: If a landlord fails to disclose material facts and the three day period has passed, then the fee will be forfeited. We will dismiss the case till the violations or actions by the landlord that are illegal are corrected. The landlord would have to repay the firms fee a 2nd time to begin proceedings against the tenant. These actions include activities to illegally lock a tenant out, to retaliate for a tenant putting in a repair request, etc. We are protecting our firm as well as owner's who could face fines for illegally attempting to evict a tenant.
